Welcome to Casa Francesca, a beautifully renovated 2-bed, 2.5 bath 2-floor penthouse condo that overlooks the Ocean. It is in the gated community of desirable Carillon Beach. This condo has access to great resort-style amenities, including pools (one indoor/heated), tennis and basketball courts, shuffleboard, and more! Centrally located, you can get to 30A in 5 min or Pier Park in 15 min. Casa Francesca is the perfect location for a week-long vacation, an extended weekend, or a longer winter stay. As you enter, you will find the newly decorated living room and great kitchen with updated appliances. Both bedrooms are located on the second floor, where ocean sounds can truly help you "sleep like you are on vacation". The master bedroom features a great king bed and beautiful balcony views of Lake Powell. The guest bedroom is also a king and has ocean views from the window. The downstairs balcony is a perfect place to enjoy your morning coffee while enjoying the sights, sounds and smell of the Ocean. This condo complex is nestled in the quiet western end of Panama City Beach. Casa Francesca is the perfect location to relax and unwind. Come stay at our little piece of Paradise! What is there to do in Carillon Beach? 1. Rent bikes from Paradise30A and ride through Inlet Beach, to Rosemary or through Alys Beach 2. Visit our beautiful Emerald Coast Beaches 3. Close to world-class restaurants in Inlet, Rosemary and Alys Beaches 4. Enjoy dining and shopping on 30A less than 3 miles away 5. Visit Pier Park less than 10 miles away for shopping, dining and entertainment What about great dining options? 1. Breakfast: Big Bad Breakfast, Summer Kitchen, Donut Hole, 2. Lunch/Dinner: Shade's, Southside Slice, Barbacoa, Amici's, Amigos 3. Dinner/Evening: Pescado, Cuvee 30A, Paradis What about the kids? 1. Pinnacle Port offers resort-style amenities such as two pools (one heated in the winter), sauna, shuffleboard, tennis, basketball, bocce ball, boat launch and a sundries shop (open during high season) 2. Rent bikes and explore Carillon, Inlet Beach, Rosemary Beach, and Alys Beach 3. Take them out for Pizza at Amici's in 30Avenue 4. Rent Paddle boards and Canoes What else do I need to know? 1. Complimentary beach chair (2) and umbrella (1) service provided from March 1 - October 31 2. Gated-access through Carillon Beach adds a level of safety and security 3. Bikes, Beach Chairs, Golf Carts, Paddle Boards, and more available by calling Paradise 30A 4. 50% of payment is due at the time of booking and 100% is due 30 days prior to arrival 5. Renter must be 25 years of age and sign rental agreement 6. No Pets allowed 7. No Smoking allowed *There is a variety of items that can be checked out for recreation: tennis rackets & balls, pickleball sets & extra paddles, bocce balls, shuffleboard discs & sticks, horseshoes, cornhole & beanbags, basketballs, footballs, volleyballs, and soccer balls, as well as pumps in the case of a flat. Guests may come to the office and sign these items out at the rental desk for no cost. *Lights for the tennis courts are located on the poles inside the court. The tennis courts will be locked starting for turtle season after dusk due to the damage lights can cause. They are currently open until 11pm *Please be aware this area has a lot of development and new construction going on. At any given point adjacent properties to properties we manage may go under construction to which we are not notified. "We had a wonderful time at Casa Francesca -- it's beautifully appointed, very comfortable and we loved the gorgeous photograph throughout. Though it's in a large building it's very quiet and on a lovely, calm stretch of beach with easy access to everything. A high recommend!

"Things we loved about Casa Francesca: Condo was super clean with comfortable beds and modern decor, plus a well-equipped kitchen. Quiet and secluded area. Fast, reliable Wi-Fi. Resort amenities at Pinnacle Port - two pools, a sauna, tennis and pickleball, bocce ball, and shuffleboard. Lovely to fall asleep to the sound of the waves. Gorgeous views of the Gulf from one balcony and Lake Powell from the other balcony. Perfectly situated near Camp Helen State Park. Overlooking and steps from a gorgeous beach. Appreciated being provided with pods for the dishwasher and washing machine, plus dish soap, sponge, paper towels, and toilet tissue. Highly recommend.

Cute Penthouse Condo

We've stayed at Carillon Beach several times although this was our first time staying in a condo. Casa Francesca was nicely updated with comfortable beds and pillows. We liked how it was just steps to the beach and the views of the beach and the bay from the balconies were great! I am glad I brought my sleep mask as the sheer curtains don't allow much for sleeping in! :) Would definitely stay again!

My only advice is to bring beach towels, trash bags, and Keurig pods as those were not provided. Loved our stay and would love to come back!

"We've had a lovely week long, much needed respite from the stress of the post year! Your home is so beautifully furnished and decorated! We slept amazingly well, enjoyed coffee and cocktails on the balcony, and were thrilled with our time on the beach and that incredible water. The beach set up was exactly what we needed. We would love to return sometime and will absolutely book Casa Francesca if/when we do!

"Paradise 30a was amazing. Phone calls before and during our stay asking if everything was suitable. Excellent digital communication. Condo was AWESOME! The Pinnacle Port complex is a bit dated, but the location of the property more than makes up for it. Surrounded by gulf, lake, and state park! If you are truly a beach lover, this is your place!

Beach was fantastic and in a great location! You can zip up to Rosemary Beach or Seaside any night for dinner! Which we usually did! Highly recommend!!!

"The room was perfect for a beach vacation. It has everything you need. The beds are comfortable and with the bedrooms upstairs we couldn't hear any hall way noises. I would highly recommend this condo to stay.

"We loved our stay here1 The beach being so close is super convenient and there are so many cute shops and restaurants super close. We loved the Phat Crab and Boon Docks for dinner. "Nice condo with great views, we were there for a baseball tournament and had several other teammates staying there as well. Most of the condos were the same style layout so I not sure why this was called the penthouse other than it was on the top floor. Kitchen needs updating and more equipment if you like to cook. Parking area is poorly lit and someone in our group had fishing poles stolen. Overall we had a great time and would stay in the area again.

"Thanks Rhys and Shannon for doing such a good job on your condo and welcoming people to share it! The view is incredible, the pool and pool deck are the best I've seen in a condo/hotel at the beach. Everything was comfortable and felt safe and laid back. We binge-watched Netflix on this rainy Sunday. Great food at Capt Billy's and Edwards (in Rosemary Beach). Walked around Carillon and on the vacant beach - great! I am sure there will be repeat visits for Gulf beach fans who enjoy less crowded stretches of white sand!

"Thank you for sharing Casa Francesca with us - we've had a great visit...our first time to this part of Florida. We LOVED the view - even on rainy and cloudy days we never grew tired of watching the waves roll up onto the beach. The condo was very comfortable and we had everything we needed. Beds were comfy, showers had great water pressure and having a full kitchen and washer/dryer was also helpful. Being able to be as "connected" or unplugged was great - having wifi and "SmartTV" was a bonus for all ages. We enjoyed the ocean view from the deck - loved the tall chairs and being on the top floor of the building. The beach was clean and not crowded at all compared to the beaches in Rosemary Beach, Alys Beach and Seaside. We loved walking in both directions and found it fascinating to see the merging of the fresh water lake and the Gulf of Mexico - the colors of the water were beautiful. Being next to a State Park helped keep a lot of foot traffic off the beach too. Having beach chair rentals with the unit was a bonus - thank you! Everyone we encountered was friendly and helpful - a welcomed feeling when traveling. We spend most of our time outdoors on the beach or exploring nearby areas. (We liked your photography/artwork too!)

We enjoyed... -renting bikes in Seacrest Beach (Peddlers 30A). We biked down 30A to Seaside (18 miles round trip). We liked the ease of the biking (mostly flat) and that we could stop along the way at various spots. -exploring Pier Park in Panama City Beach. We went near sunset and loved watching the sunset, lots of fishing at this time, good people watching too. Fun to see the shops, see the lights at night and we admired the crazy milkshakes that came from The Yard Milkshake bar AND Marble Slab milkshakes! -Seaside (about 25 mins away) - cute town to explore. Quaint shops, food trucks across from beach. Town where they filmed "The Truman Show" - you can walk to see the house, town square, etc. A stop at "The Seaside Style" for the iconic t-shirt. We liked the BBQ truck, The Melt and crepe truck. -"The Hub" on 30A (about 15 min away). Cute spot that offers lots of options for food, drinks and space to enjoy live music, movies and kids run around. We loved "Macho Taco" - the avocado bowls = yum as well as the chicken nachos. -Old Florida Fish House in Santa Rosa has a wide selection of food, great outdoor spot with lights at night. -Explore the areas by walking - love the various communities and houses...so many "wow" houses! -Rosemary Beach - old European style town area to walk through...shops, places to eat, etc. Enjoy finding spots you enjoy and others recommend. The best part of the trip, hands down, was spending the week with my niece - love our time together. The beach, the view and sunsets are better when we're together. Thank you!

"Lovely unit with many extras! Loved all the little details like laundry baskets in each room along with hangers, fans, and nightlights. The bathrooms had great storage and hooks to hang towels and swimsuits. There were games, magazines and books. All the appliances worked great especially the washer and dryer which we used daily to wash and dry our beach towels. Favorite extra was the beach service that included an umbrella and two beach chairs! Great week with perfect weather - would definitely recommend.

"From start to finish this was one of the best vacations I've ever been on. My property manager Brad Hess went above and beyond his call of duty to get myself and my family the best accommodations money could buy in my opinion! Casa Francesca was to say the least, perfect!! A million dollar view for sure!! The condo was equipped with all the amenities you could ask for while having access to an indoor/outdoor pool and the Gulf of Mexico literally steps from the front door!!! We did not want to leave!!! Shannon and Rhys the owners of the property have my recommendation fully to all my friends and family to stay there, of course renting through Paradise Properties will be the way they go!!! 5 stars for sure if I could give 10 I would! I will be back to the area surely for future vacations!!! Thank you so much for all the help and setting us up with a care free relaxing stay!!! P.S. Give Brad Hess a raise!!!

"We had a lovely time. The weather was not the best, but the accommodations were newly redone. Everything was spotless. I wish there had been a small vaccum in the condo. "Our stay at Casa Francesca was exactly what we were looking for - a quiet getaway on the Gulf. What we loved most were the two balconies (one faces the Gulf and the other faces the lake), and we spent a ton of time outside just watching the waves. The condo has a lovely Mediterranean vibe, and it was so comfortable and relaxing just to hang out. The heated pool and sauna were icing on the cake! At times we were the only ones on the beach, so it felt even more like a private getaway! Casa Francesca at Pinnacle Port is a hidden gem - we'll definitely be back to visit!
